Each potential resident, 18 years or older, must complete the online application form in its entirety.
Along with online form, EMAIL rentals@ninefivemanagement.com with the following documents. YOUR APPLICATION CANNOT BE CONSIDERED UNTIL THESE DOCUMENTS ARE RECEIVED!
Pay stubs covering last 2 months of employment.
If you are self-employed, include last 3 months of bank statements showing income transactions and last year's tax return.
Legible copy of government issued photo ID (drivers' license, passport, etc).
No fee required for Step 1 of application process.
We require at least one applicant in the party (or a representative of the applicants) to view the property in person before moving to Step 2. Showing can take place before or after submitting application. Text 858-777-9711 to schedule a showing.
If your application is approved AND SELECTED, you will be notified. We only put ONE group in Step 2 at any given time. Applicants do NOT pay any fees until they are in Step 2.
Once you are notified you are in Step 2, you will be emailed a credit and background check screening request via TransUnion SmartMove.
Within 24 hours of receiving screening request from TransUnion, applicants must accept screening request and submit $47 fee to TransUnion SmartMove directly to process the credit and background check. We do NOT collect any fees directly.
If applicants do not accept screening request within 24 hours, or the credit/background check fails, we will select the next group for Step 2.
After credit/background checks clear, applicants will be notified and sent a lease to e-sign and wire instructions.
Within 48 hours of receiving lease, applicants must e-sign lease and submit first month’s rent + security deposit in the amount of 1 month’s rent in the form of CASHIER'S CHECK DELIVERED IN-PERSON (NOT personal check) to reserve property. Contact property manager to confirm amount due and to arrange drop-off.
If applicants do not sign lease and submit funds within 48 hours, we will select the next group for Step 2.
